Fabulous 360 degree mountain view/ 20 acre property/very private

Fabulous 360 degree mountain view/ 20 acre property/very private

Be the first to see this one of kind property located in the Okanogan Highlands of North central Washington State very close to the Canadian border. The 20.38 acres is located in one our states finest year-round recreational valleys. Aeneas Valley is surrounded by the Okanogan National Forest on three sides with over 120,000 acres to recreate in for a life time. If you are an out-doors person and love nature at its best, you will want to view this pristine, Secluded view property.

The property is well treed and has hundred’s of new growth created by a forest fire about 8 years ago. (Ponderosa Pines can’t reproduce without a forest fire). The fire opened up the view and cleared the land making it look like a park. You have enough firewood on the property for many years to come.

The pictures were taken this summer 2016, giving you a good idea what the property looks like today!

The acreage is very gently sloping to the south giving you about as good exposure as money can buy with the earliest morning sun and a sunset you have to see to believe. The new owner will have the best sunrise and sunset as you may have seen anywhere. The soils are excellent for as large a garden as you would ever want, with lots of grass for an animal or two. Hike to the National Forest in just minutes and experience all that nature has to offer. There are 7 alpine lakes with-in minutes of the property with some of the best fishing I have experienced.

For the next few months, you will be able to pick all the wild flowers off the property and enjoy the multi-colors nature offers, Meadowlarks are singing and the Deer are plentiful. You will see some of the largest Gaggle’s of wild Turkey you may have seen anywhere.

I would also like you to know that the Okanogan Highlands where this acreage is located is one of the most active real estate markets for acreage in Washington State if not the Northwest.

There are many reasons for this, I have listed just a few below:

1. Weather: With 300 days of sunshine what more could you ask for.
2. Water: Okanogan County has hundreds of lakes, (many of which are alpine fishing lakes) along with the Okanogan and Columbia Rivers, (two of the largest bodies of water west of the Mississippi) what more could you ask for.
3. Price: Where else can you buy beautiful usable acreage for less, with year-round recreation at your fingertips plus over 2,500,000 acres of the Okanogan National Forest and Washington State Forest lands to use for a lifetime.
4. Location: Okanogan County is nestled in between the Rocky Mountains to the East and North, and the Cascade Mountains to the West, giving you the most magnificent mountain views one can imagine.
5. Not often can you own property and be in a foreign country in just minutes from your home or cabin where you have another world to venture.
The U.S. Okanogan grows the juiciest peaches, apples, pears, and produces a wealth of vegetables. If you fancy yourself a wine connoisseur, you will be in some of the finest grape growing country in the Western United States and in minutes, you can be back to the mountains enjoying those precious moments we all strive for.

You can have the best of both worlds with the Canadian Okanagan in British Columbia which is the winter and summer play land for all of Canada, offering you added recreation and enjoying five excellent ski areas.

The Canadian Okanagan is minutes away where you will be able to enjoy additional year-round recreation with our foreign neighbor. If you are into wine tasting, there are over 135 wineries in BC alone, starting just ½ miles north of the Canadian border. You will also find cosmopolitan dining, downhill skiing, fishing, hiking, golfing, or just relaxing. I would not know where you can go that would meet so many different things for families to do just minutes away better than the Canadian Okanagan country. Do some research for yourself and I think you will see why so many people are retiring and recreating in the American Okanogan year-round. (FYI: The Canadian way to spell the Okanagan is with an “A” after the “N”) the U.S. is Okanogan.

My wife and I have been owners in the Okanogan Highlands for 37 years and have yet to find a place that fits our needs for investment, recreation, or retirement more than the Okanogan Highlands; I hope it works for you and your family.

Abuts Okanogan National Forest

Recreation minded outdoors persons dream property

70% tree covered with lots of Fir, Tamarack (enough to build your own cabin, or large home), Ponderosa Pines, and Aspens my favorite. If you ever wanted to retire/recreate in the splendor of nature, this is a must see property. There is natural spring activity with wonderful ravine where the deer and other wildlife congregate.

You will be abutting the Okanogan National Forest on properties north line for 660 feet, have about the best southern exposure money can buy, great sunrises and sunsets, and about as private as you can get.

Your year-round recreational opportunities are limitless with over 120,000 acres of the finest National Forest lands in our state to explore for a life time of year-round recreation.

The property has been surveyed, is accessed by a private road system, about the only noise you hear is only natures. With over 400 species of birds in the Okanogan Highlands, Elk, Deer, wild Turkey, Grouse, and many other species of animals and birds in abundance on the property most any time, what more could you ask for??

The acreage lays extremely well with gentle south sloping topography with just enough slope for drainage and to offer you spectacular views. Abutting the Okanogan National Forest gives you direct access to leave your property and enter into a hiker’/hunter/nature lovers paradise.

There is enough Tamarack (Western Larch) to build as large a cabin, or home as one would want and you will never even know you cut a few trees down. (Tamarack was the choice of the homesteader’s over 100 years ago when they built there cabins/homes, reason? a lot less taper and few limbs).

This is a must see property and won’t last long at this price and what the property offers.

Status Update

Change is about the only constant.  It’s never more true in management of a website.  For www.Recreationalland.com we are always trying to balance style with a great user experience.  For us it means ease of navigation and providing the most information possible without becoming overwhelming.

Off and on over the years we’ve started and stopped the blog and at one point about six months ago had the idea of moving the whole site over to WordPress.  But that lead to more problems than it’s worth.  Moving the property pages over to WordPress meant loosing some of the features we like, like the maps we have on the bottom of the page.  This in our opinion just wasn’t worth it.  We believe the maps, such as the forest, survey and aerial provide useful information to those interested in the properties we feature on the website.  So for now at least – until the next brilliant idea strikes – our website will be a combination of static and dynamic.

Autumn, my favorite season

We are now in our 3rd season, autumn which happens to be my favorite time to visit the Okanogan Highlands. The fall colors are spectacular and the brisk air brings in one of nature’s smells only available this time of year. If you have the time come for a visit and let me show you this pristine, tranquil, mystic place.
